Loca Barcelona is a Barcelona-based real estate agency offering apartment rentals and property sales for local and international clients.
I Loca Barcelona Real Estate Agency
Established over 20 years ago by Alban Drapeau, Loca Barcelona is a specialized agency with a boutique sales angle rather than the bulk portals of Idealista and Fotocas. Its focus is more directed towards “Alquiler de Temporada” – Seasonal Rentals, especially including both the long- and short-term expat markets, as well as students, digital nomads and property sales. Loca Barcelona has developed a super easy booking process particularly convenient for foreigners. Being that the Spanish real estate market is not greatly regulated, there are some frustrations experienced by customers, all of which we will examine in greater depth. We gave Loca Barcelona a score of 6.8/10. Read on to find out why.
Loca Barcelona is a real estate agency located in the centre of Barcelona in Carrer d’Arago, focusing on but not exclusive to the “Alquiler de Temporada” (Seasonal Rental) niche.
II At a Glance – Loca Barcelona Real Estate
Loca Barcelona is a smaller boutique agency, and does not try to compete with the larger agencies such as ShBarcelona, or the huge listings of portals like Idealista and Fotocasa, but very smartly uses their services while focusing on offering a consistently high quality of property. Their rentals are generally well-presented including furnishings, and cover the range of options from 3 days for tourists, to 5 and 7 year-long contracts.
With their focus mostly on the shorter- term market (long term is also available), they especially cater for expats, students and tourists, as well as property owners and management, with an exceptionally user-friendly booking process.
With their expansion into property sales they offer free valuations. They also have services such as property management and advice on pricing and potential issues to landlords. They also provide assistance in decorating and refurbishment, and professional photographic services so property owners can show off their properties to their maximal appeal.
It is of added note that they are AICAT certified, and have Apartur membership. Both are an indication of adhering to a basic level of service, professionalism, and regulatory requirements.
After considering all aspects of Loca Barcelona, we have come up with a rating of 6.8/10, reflecting a solid base, held up by ease of usage and booking, and the high level quality of property interiors designs. Its let downs come in areas of maintenance consistency, transparency of fees which is a common problem across Spanish agencies, and discrepancies in feedback including the use of AI which misrepresents property conditions.
III Loca Barcelona Branding and Operations
Loca Barcelona has a significant presence on the huge portals such as Yaencontre and Fotocasa. They offer a specialized service as a boutique agency with quality apartments more focused on the “Alquiler de Temporada” or seasonal rental market. They have over 200 apartments listed, typically with a healthy 30-40 of them active.
LocApp: They have an app – LocApp – which is a unique feature exclusively designed to streamline maintenance issues. The idea is that problems can be dealt with quickly without agency congestion. While feedback generally shows happy customers, there are some complaints of issues ongoing and unresolved. This raises the question of whether the app does generally streamline maintenance, or if it is as much about creating a barrier to avoid attending to maintenance issues. There are also some reports of AI type perfect conditions which are in contrast to the property reality.
Feedback: There are discrepancies in the feedback which make it difficult to interpret the reality.
Google Maps – has a large amount of very positive feedback (feedback from over 3,000 customers) – likely based on first impressions and the excellent and easy booking process, Trustpilot has curiously few.
Trustpilot – the usual go-to for feedback – has such a strange pattern as to warrant a comment and further investigation. While on the surface the feedback appears exceptional, most comments say nothing more than “thank you Jeff”, with nothing on why the customer was happy. Not only this is unusual, but also that these 5-star, almost blank comments are extremely regular, but only as of the 10th of July, 2026, and appear in clusters with some days having 3 comments.
The 12 months before that record only 3 comments, and all of them are negative. They complain about mold, unfixed maintenance issues, and lack of contact and return of funds. While 3 negative comments over 12 months is not exceptional, there is a complete lack of any positives, in a decently large agency.
The feedback discrepancies become especially suspicious when this change in feedback patterns has shifted Loca Barcelona’s overall rating on Trustpilot from 3.5/5 to 4.6/5 in just a couple of months.
Reddit and Facebook have a different pattern again, with complaints being focused on difficulties in getting deposits refunded.
Overall, the feedback patterns on the respective sites are so variant and unusual as to beg further investigation, and to definitely exercise caution.
IV Loca Barcelona Unique Tier System
While the normal commission paid for services is 1 month, as a big bonus to short-term tenants, the commission paid to Loca Barcelona is reduced for shorter stays in a tiered system, paying only a proportion for any stays of less than five months. Stays of:\
1-3 months pay 40%
3-5 months pay 30%
5+ month stays pay 100%.
VAT is also charged.
Caveat: It is always important to look into the whole picture and make sure of all the details. While stays of less than a month have everything included in the fee, and the tier system seems to offer an extra incentive for short term rentals (especially the 3-5 month stays), there are other costs that may negate the value of this.
There is a fixed “Monthly Provision” paid extra which covers utilities which must be paid on top of the rent. At the end of the tenancy the meters are read and an adjustment made, either a withholding of part of the deposit to cover excess usage, or a refund where usage was below the provision. The charges cover electricity, water and gas. (Internet connection is included in the rent).
The Monthly Provision charges are as follows for each month of stay:

Alternatively, the provision could be requested based on the number of rooms in an apartment, with fee per month as follows:

Make sure to take this into account when assessing the cost of an apartment, and to be aware of all fees, not all of which are included in the rent advertised. It is also a good practice to confirm how and when repayments are due.
V Real Estate Market in Spain – in Context
Within the market in Spain – specifically in Barcelona, as a top destination for tourists, students and expats – Loca Barcelona focuses on the mid-to-high end of the market. Long term rentals can be arranged which include the fully furnished, enabling options for anyone who may not be planning a permanent stay – even if the plan is for several years.
This is a uniquely perfect market for expats and students whose stays can be anywhere up to a few years for work or the duration of their course. But Loca Barcelona also caters for the short term stays of tourists – who also need furnished accommodations – and of course, the property owners.
Thus, while much of its market is not for tourists, the apartments are decked out appropriately for Airbnb guests, making Loca Barcelona the boutique agency with quality rentals including both the properties, and their furnishings.
To Loca Barcelona’s advantage, monthly and seasonal rentals also allow it to bypass the normal protections in place for longer term rentals, specifically the LAU (Ley de Arrendamientos Urbanos), the Urban Leases Act. In an under-regulated industry, this is something to be aware of, and over which to take extra precautions to ensure the full details of the arrangement.
LocApp
Likewise, Loca Barcelona’s maintenance app – LocApp – has both conveniences and warnings. While it is a facilitator for maintenance issues, it also limits direct contact in the event of more complicated problems, or issues which aren’t being fixed. While generally it seems to work, it is advisable that clients should also maintain a paper trail through emails.
It is also advisable to be diligent with photos, including the condition of the property on arrival and especially departure, as well as of the maintenance problem when first called in, and ongoing photos to show resolution or not of the problem. These cautions are advisable as a protection under all circumstances, not just Loca Barcelona.
🤩 Our Verdict
There is no doubt that Loca Barcelona has set up a super simple booking system, especially easy for its focus group of expats, students and tourists, with Airbnb style furnishing and quality needed by anyone who’s not planning a permanent stay, whether it’s a stay of anywhere from 3 days to several years. It also has a tiered system of discounted commission for short stays, and a separate app to facilitate and streamline maintenance issues: LocApp.
Unsurprisingly, in a relatively unregulated market, there are also issues:- There’s a major discrepancy between different feedback forums, especially a strange absence of comments on the biggest one, Trustpilot. Take note of the monthly provision for utilities, issues with maintenance and refund timeframes. We give Loca Barcelona 6.8 out of 10, indicating a solid grounding, tempered by questions raised by the feedback discrepancy.
VI FAQs – Loca Barcelona
Yes – international students are one of Loca Barcelona’s focus groups. They cater for the medium to long term stays required, and have fully furnished, well-appointed and pleasant apartments set up and ready to live in.
Loca Barcelona has a tiered system for agency fees to the advantage of shorter term stays. For a stay of 3-5 months you will only pay 30% of 1 month’s rent as fee. For stays of 3 months or less the fee is 40% of a month’s rent. For longer stays the normal agency fee of 1 month’s rent is charged.
Note that VAT is charged on top of this, and there is also a Monthly Provision to be paid against utilities, with the balance refunded or taken from the deposit at conclusion of the contract based on meter readings at that time.
LocApp is Loca Barcelona’s own app, designed to facilitate maintenance issues. While streamlining problems, it also reduces agency contact which can be a problem for more complicated issues. It is always advisable to maintain a paper trail through follow-up emails, as well as taking before and after photos on arrival, and of anything that needs fixing.
This definitely raises questions. There are consistent 5-star reviews from 10th July, 2026, often several in on the same day, and many praising “Jeff” but offering no further information. Most reviewers who take the time to leave a review will leave a comment of at least one thing they were happy about. Before 10th there are only 2 reviews, and these are both lengthy and negative. This discrepancy raises questions about what issues are running in the background, and if Loca Barcelona has acted to suppress them. They did not respond to the negative reviews.
